Sump Pump Maintenance is Easy in the Spring

For those of us with sump pumps in Orange County, their maintenance is one of the most important things to make a little time for on a regular basis.  If a sump pump is not working properly it could mean flooding of a home or office building that sits below the water table level, or that had a basement waterproofing system in place.  Flooding can mean excessive damage to not only the basement, but to any other lower floors, and even foundation damage which will all then need to be repaired or replaced completely.  With such simple precautionary steps as performing a few quick plumbing maintenance checks it is easy to keep that sump pump running properly without such damage.  A good time to go about sump pump maintenance is during early Springtime prior to the rainy season when the weather changes once again and other areas of the home or building are being checked as well.

  • For electric sump pumps: Ensure the sump pump is plugged into a working outlet, and that the cord is in good shape.  Due to the damp, the breakers on these outlets can trip more easily, which then shuts off the sump pump.  This is a simple fix as the breaker just needs to be reset.
  • For battery powered sump pumps: replace the battery as often as is recommended by the manufacturer.  On back-up battery powered pumps, replace the battery every two to three years.
  • Check that the sump pump is standing upright.  Since sump pumps vibrate they can fall to one side, which can jam vital parts, causing it not to activate properly.  While upright, all working parts should be free to move as necessary.
  • Pick up submersible pumps to clean the grate on the bottom.  Ensure that there are no small stones in the grate which could block the inlet or damage the pump.
  • Check that outlet pipes are tightly joined together, check that their outlet is at least twenty feet from the foundation of the home or building, and that when the sump pump is on it is actually removing water through the pipes.
  • Clean the vent hole in the discharge pipe, remove any debris which was stuck in it.

Besides performing maintenance on a sump pump annually, it is good to check it again after heavy rains to ensure that it is still removing water properly.  Also check it after longer dry spells by dumping a bucket or two of water near the machine to make sure it starts up automatically and that it drains efficiently.  While most new models have indicators which alert you when the pump is not working properly, it is still good to physically check the machine periodically to ensure it is running properly.  With proper sump pump maintenance your sump pump will give you great service for a long time.  Call Saddleback Plumbing to schedule your next simp pump maintenance vist.

The Room by Room Benefits of Ductless Splits AC

Ductless splits air conditioners are designed to eliminate the need for ductwork in a San Juan Capistrano home where space is at a premium. Usually homeowners with older homes – those built before the 1970s – have very little space to work with when it comes to installing the ductwork a traditional central air conditioning system requires. These homes are often heated with radiant boiler systems and have window units to provide cooling in warmer weather. As a result, cooling costs can be extremely high each summer and the house usually isn’t comfortable during these months.

Ductless air conditioning offers a solution to most of these problems. Not only does the technology not require ductwork to be installed; it allows for multiple in-room units on a single compressor and it costs significantly less to operate compared to window AC units.

Ductless System Specifications

Ductless air conditioning systems consist of two major components: a compressor which is placed outside and indoor evaporators. With the use of inverter technology, these systems can support multiple evaporators – usually as many as four to a single condenser. Each of those indoor evaporators acts as a heat pump, allowing you to both heat and cool the room year round. And because the only connection needed between evaporator and condenser is a single refrigerant line, the cost of installation is significantly lower than it would be for a ductwork based central AC system.

While the primary benefit of a ductless system is the fact that it allows you to install air conditioning in multiple rooms of your house without the need for ductwork, there are other benefits. Not only do you get a much higher energy efficiency rating than you would with traditional window units (many ductless systems are rated at 16 SEER or higher while window units are frequently as low as 10 or 11), but you can control each unit individually. So if a room upstairs doesn’t need to be cooled during the afternoon hours, simply turn off the thermostat in that part of the house and save money.

Furnace Tip 1: How to Fix a Faulty Furnace Blower

The blower fan on your furnace is designed to distribute warm air through the ductwork in your Talega home evenly, ensuring you use all of the energy consumed by your furnace. If the blower doesn’t turn on when the furnace turns on or it continues to run when the furnace is off, it can cost you money and result in cold rooms. Here are some tips on how to fix a faulty furnace blower.

What is the Problem?

First, check to see what the problem is. If your furnace blower remains on all of the time, it may be a thermostat issue. Make sure the fan isn’t set to stay on continuously (a common setting for most air handlers). You should also check the limit control switch to make sure it is working properly. If this is broken, it needs to be replaced which is a relatively simple fix.

If the furnace blower isn’t turning on at all, you may have a belt problem. This can be fixed by you if you have the proper tools. Things to Look for When Buying a Heating System in Aliso Viejo

If you are in the market for a new or replacement heating system in Aliso Viejo and don’t know much about heating systems, you are not alone. Many homeowners are in the same boat as you. And many of that number put their trust in their local, professional, and qualified heating and cooling contractor to find the right furnace for their homes.

Before calling for an estimate, there are some things you can do to “prepare” yourself for one of the most important purchase you can make. Here is a checklist of things you should look for when buying a heating system.

One example are wall hung boilers, which utilize water and electric as heating sources and are installed on a wall, making the unit easy to locate and easy to service – while at the same time being off the floor and out of the way.
  4. Will your heating system be “plug and play?” New furnaces can take the place of the ones they are replacing by using the same space. But sometimes a replacement unit may need some altering to fit into an existing duct system. It is almost a given that a new plenum (the part attaching the furnace to the ductwork) will have to be fabricated. But the new furnace may also require some other modifications to an existing duct system. You should understand this ahead of time and be prepared to pay additional costs.
  5. A box is a box is a box. As a rule, most heating systems are made the same. In some cases, one furnace manufacturer may produce several different brand names. The best “brand” is the heating and cooling contractor who installs and services your heating equipment. Do your homework ahead of time and find a qualified and professional contractor. It’s Time for a New Furnace: a Tip from Saddleback Plumbing

Replacing your furnace in your Santa Ana home is probably not something you want to think about. After all, a new furnace is a big investment and not something you probably have too much experience with. And sometimes having your current system fixed or tuned up is all you need to get your home heating situation back on track. Is it Possible to Vent Hot Air from a Garage?

If you have a garage, you know how hot it can get in there on a warm summer day. In fact, the air in your garage is likely hotter and more humid than the air right outside. Of course, you may not spend a lot of time in your garage, so reducing the temperature in there might not be an immediate concern for you.

But just like heat buildup in your attic, higher temperatures in your garage can have negative effects on the temperature in the rest of your home. Heat seeping into the house from the garage will cause your air conditioning system to work harder to keep it comfortable indoors. And that’s going to cost you money.

Getting the Heat Out

For all of these reasons, it’s a good idea to reduce the temperature in your garage as soon as possible. Of course, if you’re actively working in the garage or right outside, you can always leave the door open. This allows an influx of fresh, cooler air to clear it out.

But that’s not really a practical solution when you’re not immediately on hand. After all, you can’t leave your garage door open indefinitely and as soon as you close it, the heat will start to build right back up again.

Vents and Fans

One thing we don’t want to forget is that heat rises. That means installing a vent and fan in the roof where the hottest air will be can help remove the majority of the excess heat building up in your garage. Just like an attic fan, this fan can be triggered to come on when the temperature inside the garage reaches a certain point. Usually, the fan comes on when the indoor temperature reaches a point that is likely higher than outside – 90 degrees F or higher.

The fan then draws hot air out through your vent, reducing the temperature inside the garage to equalize the outdoor temperature. This will be effective in and of itself, but if you want even better results, you can also install another vent towards the bottom of your garage door. That way, as the hot air is pulled out of the top of the garage, fresh air will be drawn in through the vent, providing a constant stream of cooler, fresh air and promoting healthy circulation within your garage.

What Is AFUE and Why Should I Care?

If you’ve been shopping for a furnace, chances are you’ve noticed that each furnace has its own annual fuel utilization efficiency (AFUE) rating. These generally range from 80% to the high 90% s and the higher the number, the more fuel efficient that particular furnace is.

But what does this number really mean and just how much should you care? Well, the AFUE rating should actually have a significant impact on your furnace purchasing decision, but that doesn’t mean that you’ll always choose the furnace with the highest efficiency rating either.

For one thing, you’ll have to recognize that not every type of furnace is capable of running at the highest efficiency levels. Oil furnaces, for instance, can’t compete with the super high efficiency gas furnaces on the market today. That’s not to say that an oil furnace might not be the best choice for you under certain circumstances, but it does mean that you should take a close look at your furnace usage before you make a decision.

If you do choose a gas furnace, you will of course have the option of getting one that can reach up to 97% or so efficiency. However, that may not always be the best choice either. If you live in a place where with very harsh, long winters and you’re going to be using your furnace heavily, then it’s definitely worth investing in a higher AFUE furnace that can save you considerable amounts on your monthly heating bills.

But if you don’t use your furnace too often as your area has more mild winters it’s probably not worth it for you to invest in such a high efficiency product. That’s because the higher the AFUE of the furnace, the more expensive it is to purchase and install. Certainly you’ll save money every month because you’ll be getting more heat out of the fuel you’re paying for. But if you don’t use your furnace all that much, the savings really won’t be that substantial.

Don’t forget that a furnace with an 80% AFUE rating is still quite energy efficient. And once you get up that high, you have to use your furnace a lot for the difference between 80% and 90% to really become apparent. So if you don’t use your furnace heavily during the winter, it will take you many, many years to make up for the higher purchase price of the 90+% AFUE models.
