Basic Furnace Safety Tips

  • Test the thermostat occasionally to make sure your heating system is working at optimal levels. There could be a safety concern if your heater is not properly heating your home.

Heat Exchangers:

  • Heat exchangers should be inspected often to prevent carbon monoxide leaks. Check for any obvious issues, such as rust or other damages.
  • The heat exchanger for furnaces should be inspected by a professional once a year in case there are hidden problems with the equipment, or if any of the components need to be replaced.
  • Check the pilot light in gas furnaces for any flickers or changes in color. Have someone turn up the thermostat while you watch the light, but turn off the system for five minutes first. Heating Equipment Inspections and Adjustments:

How to Replace a Thermostat: A Guide from Fullerton

There are a lot of common household tasks in Fullerton that do-it-yourselfers can handle beyond changing light bulbs or replacing a fuse. One of those is changing out a thermostat. The reasons for replacing a thermostat can vary from making an upgrade to changing out a thermostat that is not working right – or at all. Whatever the reason, the task is pretty simple and require s very little time and very few tools.

Let’s set the stage.

The materials you will need are the replacement thermostat, wire connectors, electrical tape (optional), needle nose pliers, and a screwdriver.

Here are the steps:

  1. Turn off electrical power to the existing thermostat. You can do this by flipping a breaker switch or removing a fuse from your home’s electrical panel. This would be a good time to make a note of the circuit’s location, writing the circuit number on the panel door or using a sticker.
  2. Remove the cover from the existing unit. You should be able to locate the screws that hold it to the wall mounting plate. Remove the screws and pull the unit away from the wall and mounting plate. Be careful not to touch the electrical wires together on the thermostat.
  3. Disconnect the wiring. Carefully remove the electrical wiring from the unit and keep the wires apart. You might want to tape the bare ends and also ensure that the wires don’t fall back through the wall. If the wires are not color coded, mark each one and which terminal they were removed from. Remove the mounting plate.
  4. If you are using a new mounting plate, make sure it fits over the existing hole and then pull the wires through the opening of the plate. Make sure the mounting plate is secured to the wall with the proper screws.
  5. Now match the wires to the terminals on the new thermostat. The wires are usually color-coded but if not, make sure you attach the right wires to the corresponding numbered terminals on the next thermostat. A green wire, which operates the furnace fan blower, is connected to the “G” terminal. The white wire operates the heater and attaches to the “W” terminal. The yellow wire operates the air conditioner and connects to the “Y” terminal. Use a wire nut to secure the wires and keep them apart from other wires. Ignore any other wires coming out of the wall as they are not necessary and may have been added by the original builder for other purposes.
  6. Carefully move the wires back into the wall as you line up the new thermostat on the mounting bracket. Install the new bracket and secure the thermostat to the bracket.
  7. Turn your power back on and check your thermostat by setting the temperature high or low, to engage the furnace or air conditioner.

How Your HVAC System Uses Electricity

How your HVAC system works depends largely on which components need electricity to operate. Here is a quick summary of how each system uses electricity:

  • Air Conditioning – Most air conditioners are electric and therefore use electricity based on the number of BTUs produced. For example, if your air conditioner produces 25,000 BTUs and has a SEER of 16, it can produce 16 BTUs for every watt of electricity consumed per hour. As a result, it consumes 1,562.5 watts per hour when the system is running at maximum capacity. If it runs at full capacity for 8 hours per day, 30 days a month in the summer, that’s 375 kilowatt hours – which is the measurement unit you’ll see on your electric bill.
  • Heating – Your heating system may not use electricity, as many homes today use gas or oil combustion furnaces or boilers to produce heat. However, if you have an electric furnace, that electric power is used to heat the filament in the furnace. Electricity also powers the blower fan motor which pushes air across the filament and into the air handler. An electric furnace sized to heat a 1500 square foot home can use up to 8,000 watts per hour to produce enough heat for your home. That converts to roughly 5,000 kilowatt hours per month. The current price of electricity will determine how much this actually costs, you but it can really add up quickly.
  • Ventilation – Your ventilation system is almost always going to use electricity to circulate and filter air. While mechanical filters rely on the movement of air to remove certain particles, ventilation systems have a variety of components including fans and possibly even condenser coils to conserve energy as air is exchanged between the inside and outside.

Electricity plays an important role in your HVAC system no matter how your system works. To ensure yours continues to operate as intended, have your power system checked on a regular basis when the rest of your HVAC system is serviced.

What Is a Flapper Valve?

Your toilet is not an overly complicated piece of equipment. But in order to work properly, it does require that all of its parts are in the right place and in good shape. Even if something small on your toilet is out of place, it can cause problems like constant dripping or running, improper flushing force or a sudden refilling of the bowl when no one has flushed the toilet.

These problems can sound serious, but many of them are quite easy to address if you know where to look. With most toilets, that place is the flapper valve. The flapper valve is a relatively small rubber plug that fits over an opening at the bottom of your toilet tank. When you press the handle to flush your toilet, the flapper valve lifts up and allows all of the water from the tank to go rushing into the bowl.

The force of this water pushes everything out of the bowl through the drain at the bottom, clearing the bowl and refilling it with fresh water all at once. As long as the flapper valve is able to maintain a tight seal, this process will go along smoothly without a hitch. But sometimes these valves become dirty or simply wear out.

When that happens, water can begin to leak down from the tank into the bowl on an almost constant basis. Depending on the severity of the leak, this may just cause the toilet to run constantly. Or it can even cause periodic “phantom flushes” were the toilet clears the bowl without anyone pressing the handle.

Phantom flushes occur because too much water has seeped down from the tank into the bowl. When the volume in the toilet bowl reaches a certain level, the water in the bowl is forced out, resulting in a flush. This wastes water and can also be pretty startling if you are not expecting it. Fortunately, though, you can usually fix this problem easily enough.

To do this, check your flapper valve to make sure it is keeping a tight seal with the bottom of the tank when not in use. If it is not, you may only need to clean it off to restore the integrity of the seal. In more serious situations, however, you may need to replace the flapper valve entirely. This is not difficult or expensive and can save you a lot of water in the long run.

Just Say No To Termites

Termites can wreak massive destruction on your home thanks to their teeming numbers and constant feeding habits. The aggregate cost of termite damage in the United States has been estimated to be as high as a billion dollars annually. Although termites are destructive and persistent, there are steps you can take to stop them from damaging your home. Specifically, termites flourish in some very specific conditions, so below will be discussed some ways to control those in your favor.

Starve Them Out

Termites love to eat wood. To be more precise, they love any source of cellulose, which wood happens to be rich in. Once a colony finds a food source, it eats constantly, hence the large potential for damage to your home. Here are some suggestions for keeping cellulose to a minimum:

  • Use treated lumber for your home and for any other ground structures, such as decks or sheds. You can also consider resting such structures on concrete supports, instead of directly on the ground.
  • Keep stored wood away from your house, ideally in a shed. Additionally, do not bury left over wood as a means of disposal.
  • Keep your yard free of fallen limbs, dead trees, stumps or other wooden debris.
  • Do not use wood mulch on plants near your home. Instead, either move the plants further away, or check your local garden supply store for rubber mulch, which does not attract termites.

Dry Them Out

Just like other pests, termites require a source of water to live. Even with bountiful cellulose around, a termite colony cannot take hold without water. Here are some steps you can take to limit the chances that they will find a water source around your home:

  • Fix all leaks promptly, no matter how small they seem at the time.
  • Fill in any dips or depressions in your yard to prevent water from pooling.
  • Likewise, repair any cracks or holes in your driveway. These can promote termite growth by both collecting water, and improperly draining water toward your home, making the trip easier for the termites.
  • Keep the area around your home free of brush and other heavy vegetation, which can cause areas of heavy moisture, acting as a safe harbor for hungry termites.
  • Clean all gutters and other drainage lines and keep them in good repair.

These preventive measures will go a long way toward keeping your home free of destructive termites. Additionally, you should have your home checked by a professional for signs of termites annually.
